Position: Senior Project Manager

Salary:  TBN, based on experience

Description:  Our Firm is a General Contractor servicing the ICI construction industry of Toronto, York Region and the surrounding GTA. We are actively searching for a Sr. Project Manager to work in our Mississauga Office to compliment ours skills and to take on challenging and exciting projects.

 

Essential Functions / Responsibilities:

 

Ø  Plan a construction project and prepare construction schedule in conjunction with the Project Superintendent.

Ø  Cooperate fully with the Project Superintendent to get the project completed.

Ø  Process contract drawings and specifications and ensure that the building is built in accordance with these documents.

Ø  Ensure that the contract drawings are the same as the estimate set of drawings.

Ø  Process changes received from the Architect including contacting the sub-contractor for pricing, checking sub-contractor quotations to ensure that they are complete and reasonable, and itemizing changes and presenting them to the Architect with confidence that the pricing is accordance with the changes.

Ø  Meet with Owners and Architects in a professional manner and have the ability to communicate effectively both the concerns and best interests of the company.

Ø  Ensure payments in full for the contract price including all accumulative changes and credits, etc.

Ø  Instill a positive working relationship with the Owner and Architect to ensure repeat business.

Ø  Prepare regular, timely and accurate billings for Owners, and ensure timely payment of sub-contractor billings.

Ø  Monitor, in conjunction with the Site Superintendent, a project’s material and labour costs and ensure accurate quality reporting is being conducted.

Ø  Have the ability to read, interpret, analyze and forecast a project’s cost reports and determine the status of the job in terms of schedule and costing.

Ø  Be aware of unit costs and monitor and compare daily progress on site with that of the project’s estimate in conjunction with the Site Superintendent.

Ø  Recognize competent subordinates worthy of promotion and be abreast of position vacancies to ensure staff progression.

Ø  Conduct project meeting, bi-weekly or monthly as needed.

Ø  Coordinate, manage and communicate with all sub-contractors and effectively deal with problems such as delivery, labour, schedule and payment disputes.

Ø  Maintain a good working knowledge of trade unions, their agreements and stipulations.

Ø  Ensure that the project is in a positive cash flow position and prepare Project Manager reports accurately and timely for submission to the Director/VP of Operations.

 

 

 

 

Ø  Monitor and or maintain all site instructions, request for information, notice of change and change order logs.

Ø  Be responsible for ensuring Project Schedule is maintained.

 

Skills, Knowledge, Qualifications and Experience:

 

Ø  Educational and experience requirements include Engineering degree of equivalent combination of technical training plus 2 years experience / knowledge of construction, design, finance and management required.

Ø  Must be able to apply innovative and effective management techniques to maximize employee performance.

Ø  Thorough understanding of corporate and industry practices, processes, standards etc. and their impact on project activities is vital.

Ø  Superior communication and interpersonal (tact, diplomacy, influence etc.) skills essential

Ø  Proficiency in department’s computer system, department software and typing necessary.
